I think this is one of the most beautiful seasons in the Lane County area. The leaves are changing color, the mornings are crisp and refreshing, and the afternoons warm and comfortable.

We are starting to see a changing trend in the real estate market for the Eugene and Springfield area. The inventory of homes for sale continues to steadily increase and the time on the market for a sale is increasing as well. After a small bump upwards, mortgage rates are holding steady and remaining around 6% for 30 year conventional fixed rate mortgages.

If you were a frustrated buyer this Summer and just could not find the right house, now may be a good time to resume your home search. Not only are there far more homes out there to choose from, but the prices are softer. You should be able to make up for the slight increase in rates with the possibility of a lower purchase price. I think that it's a far better time to buy now than it was in the Summer during the heated market.

The weekend weather was certainly unusual. Our Saturday thunderstorm was more like October weather than early September. It was interesting that the storm hit the Beaver football game and not the Ducks game.

The Real Estate market here in the Eugene and Springfield area has certainly cooled off from the hot market we saw in the Spring and early Summer. The inventory of homes for sale continues to rise. We are currently at over a 2.1 month inventory which is up from the low of 1.7 months in May. Closed sales were also down by 8.3% last month. Home prices seem to be holding steady at this time. If the market continues to slow, look for pressure on current prices.

Another gorgeous Summer weekend! It looks like this will be the trend for many weeks to come.

The Real Estate market has turned slightly. In the month of June, the inventory of homes for sale has increased over last month and the number of pending sales was down 13.1 percent from the provious month. Overall sales were down by 3.5% over the past month. Average sale prices however continued to rise. The average sales price for June was $198,900.

Look for this trend to continue. I think that we will see sales slow and inventories increase over the next few months. Any kind of increase in mortgage interest rates could trigger a more rapid progression. For those who have been riding the fence in regards to the purchase or sale of a home, it may be time to take action.
